You are nearly there. Closing day is the finish line — but there are a few final items to confirm before your property is officially sold. Your Townsend agent will review everything with you in advance so there are no last-minute surprises.
The Final Walk-Through
Either the day of closing or the day prior, the buyer will conduct a final walk-through inspection to confirm:
- The property remains in the condition described in the Purchase Agreement
- No new issues have emerged
- No items belonging to the seller have been left behind
Canceling Home Services and Utilities
After closing, we will provide you with a complete reference list for canceling or transferring home services and utilities — one less thing for you to figure out on your own.
Be Prepared for the Unexpected
Even at this final stage, occasional complications can arise — a delayed loan, an appliance issue, a last-minute document request. Do not worry. The Final Signing
At closing, you, the buyer, and the closing agent will sign the settlement agreement — a comprehensive document that details every financial transaction associated with the sale.
If you are unable to attend in person, arrangements can be made. Proceeds can be wired directly to your financial institution, or a check can be issued at closing. Make sure all property keys and relevant materials are ready for the buyer — and once everything is signed, your property is officially sold.
