Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Highest Price Is Not Always the Best Offer

When offers start coming in, it is important to evaluate the full picture — not just the number at the top of the page. Terms, contingencies, financing strength, and buyer readiness all factor into what makes an offer truly compelling.

Our team will guide you through every proposal with honesty and strategic clarity, so you can make a confident, well-informed decision.

Negotiating With Integrity

At Townsend Real Estate, we negotiate firmly on your behalf — and we do so ethically and professionally. Our goal is to secure the best possible outcome for you while keeping the transaction moving forward constructively.

The Initial Agreement and Deposit

Once you and the buyer reach an agreement, both parties sign the Purchase Agreement and the buyer places a deposit into an escrow account — managed by a neutral third-party title company or attorney until closing.

A few things to keep in mind throughout this stage:

  • Keep written records of everything — counter-offers, verbal agreements, and addendums should all be documented and signed by both parties. We will handle the drafting and ensure both sides retain copies.
  • Stay on schedule — your Purchase Agreement will outline a timeline for meeting all contingencies. Staying on track protects both parties and keeps the process moving smoothly. We will keep you informed and prepared at every milestone.

Tips for Getting Your Home Show-Ready

Deep Clean icon

Deep Clean Before You List

First impressions are everything. Before your property hits the market, invest in a thorough deep clean — floors, surfaces, bathrooms, appliances, and everything in between. Consider bringing in professional cleaners to ensure your home presents at its absolute best.

Declutter icon

Declutter Every Room

Buyers need to envision themselves in your home — and clutter makes that nearly impossible. A clean, organized space allows buyers to focus on the property itself, not the distraction of personal belongings. Decluttering is one of the simplest and most effective things you can do before listing.

Handle Repairs Before Listing

Take care of outstanding repairs before buyers walk through the door. A well-maintained property signals care and builds buyer confidence — which translates directly into stronger offers and smoother negotiations.
