  • Q: How do I view one of your rental listings?

    A: Townsend Real Estate uses self-showing lockboxes on all vacant units. Information for showings will be under each listing or you can always call our office for further information.
  • Q: How do I apply to rent one of your listings?

    A: Applications can be accessed directly under the property link on our website. Proof of income and a copy of your valid driver’s license are required to be attached to the application. Please carefully review the application requirements before applying.
  • Q: Once I have applied, if I am denied or choose not to move forward with signing a lease, will my application fee be refunded?

    A: All application fees are non-refundable.
  • Q: What is the age requirement for renting?

    A: 18
  • Q: Who needs a cosigner?

    A: The leaseholder/primary occupant must be approved under our screening requirements. Therefore we do not allow co-signers.
  • Q: I want to get a pet. What do I do?

    A: Some owners allow pets, but some do not. Each rental listing clearly states if pets are allowed and any conditions you will need to consider.

    You are also required to screen your pets and even verify if you have no pets on petscreening.com. Pet Screening is a third-party service used to screen household pets, validate assistance animals and confirm that every resident understands Townsend’s pet policies.

    Applicants with pets must pay an application fee of $20 for the first pet and $15 for each additional pet.

    Applicants with service animals, or emotional support animals are not required to pay a pet fee.

    Upon approval, a non-refundable $250 fee per pet must be paid by the move-in date.

  • Q: CAN YOU HOLD A PLACE BEFORE I APPLY?

    A: A binder fee is a reservation fee that will hold a property off the market for you for anywhere from 2-4 weeks. If, for whatever reason, you do not lease/move in the property, the binder is non-refundable. Once you lease the property, the binder fee becomes your security deposit.

    You can put a binder fee down before completing your application. Please know that the binder will not reserve the property and the property will remain on the market until your application is completed and approved. If the application is denied, the binder will be refunded to you.
  • Q: I just paid my binder but my plans have changed and I don’t want to move in. Can I be refunded?

    A: No. Unfortunately, these reservation fees are non-refundable if you decide not to move forward with the lease.
  • Q: What payments are required to start my lease once I am approved?

    A: You will be required to pay a security deposit and first month’s rent upon lease signing. The security deposit is never used to cover the last month’s rent of your lease.
  • Q: Is the security deposit refundable?

    A: The tenant security deposit is refundable if the tenant did not cause any damage to the property and has fulfilled all payment obligations under the lease.
  • Q: When is rent due?

    A: Rent is always due on the 1st. If rent is received on the 6th or later it will be considered late and you will incur a 5% late fee of the balance due. If payment consistently late, you could face eviction.
  • Q: How do I pay rent?

    A: The most convenient way to pay rent is through the tenant portal. In the portal, tenants can pay via e-check (automatic bank withdrawal) at no cost, or via debit/credit card with a 3% convenience. We also have a cell phone app for the tenant portal. Checks or money orders may also be submitted to our office. Cash payments are not accepted.
  • Q: Can I sublease my rental?

    A: No. Townsend Real Estate does not permit subleasing. All lease holders must go through our application process. If you need to re-lease your property, please contact your Property Manager.
  • Q: What if I have to move out before my lease expires?

    A: Unless you have PCS or deployment orders, Townsend Real Estate will remarket the home for a new tenant. You will be relieved of your lease obligations once a new tenant starts a lease.
  • Q: Will I be charged for maintenance at the property?

    A: If a tenant or guest of the tenant caused the damage, the charges are automatically the responsibility of the tenant.
  • Q: I am a smoker. Can I smoke in my rental home?

    A: No. Townsend Real Estate does not permit smoking inside of our rentals.
  • Q: May I run an in-home daycare center or other business out of the property I rent?

    A: No. We do not permit daycares or any other business to be run out of our rental properties.
