A: Yes, Townsend is a licensed property management firm that has been servicing the community for over 30 years.

Q: Can I reach you after hours?
A: Normal business hours are Mon-Fri from 9-5, and Sat 10-3. We have an after-hour response team to address
emergency maintenance issues. All other matters will be address the following business day.

Q: Can you put the money directly into my account?
A: Yes, we have the capability of depositing your rent proceeds electronically. We also have the capability to receive funds electronically.

Q: Do I get to see the lease or sign it?
A: Owners may request a copy of their tenant’s Lease Agreement but will not be required to sign in as Townsend acts as their management representative. Leases are available to our homeowners upon request.

Q: Do you sell real estate too?
A: In addition to property management, Townsend also has a sales division equipped with the resources and experienced Agents you'll need to assist you in selling your home. A direct link to our sales website can be found under "Services"

Q: How and when do I get my checks?
A: Rent proceeds are mailed and/or deposited on the 9th of each month.

Q: How is rent collection handled?
A: Tenants may submit rent payments through their online tenant portal, in office, or by mail. Rent is due on the 1st and late after the 5th. If rent is not paid by the 5th, tenants will receive a notice to pay. If rent is not received by the 11th, tenants will receive a second and final notice to pay. Owners are notified of payments not received after 2nd notice and eviction procedures go into effect.

Q: How long of a lease do you sign?
A: Our Leases are for a minimum of one year. We obtain the homeowners permission for anything greater or less than 12 months.

Q: How much security deposit do you charge the tenant?
A: A typical security deposit fee equal to 1 month's rent. Townsend may require a 2 month deposit as additional security for applicants that are just short of our screening requirements

Q: How soon can you start managing my property?
A: Townsend performs an intake walk-through of a home to ensure it meets safety, habitability, and cleanliness standards. If the home meets the required standards, Townsend Real Estate can begin managing the property with a signed property management agreement.

Q: What type of properties do you manage?
A: Townsend manages a range of properties to include Single Family homes, Town homes, Condos, Duplexes and Apartments. Townsend does not take in homes that rent for under $800.

Q: What type of reports do I get and how often?
A: Home owners will receive a monthly statement detailing your rent proceeds, expenses, and property balance.

Q: Who holds the tenant security deposit?
A: Townsend is responsible for holding tenant deposits in a trust account.
